How long does it take to sell a house in Virginia?

                                                                      Sell your home fast in Virginia

In this market all sellers are hoping to get a contract within 30 days or sooner after listing it on the market. Well your hope and expectation can come true if you price your home right. No Realtor or miracle can sell your home unless you price it correct in the market.

The first 10 days is the most significant timeframe to get the property "positioned to sell".  If you started at the right price, staged the home and cleaned it to be the best it can be.  Upload good quality photos showing on all of the public sites.  If you didn't start showings until the property was on good showing condition.  If you have done all of these things, you should have an offer within 30 days and be closed within 60 days.

Ok so you thought you can dictate bit more than the next door foreclosure was listed for.  My advice would be every couple weeks, you need to evaluate why you haven't you received an offer, OR why the offer you received didn't make it into and make changes. Sooner you make the change the lesser time your home will stay on the market. I know these are very obvious things that seller should by know understand...Guess what when it comes to your own personal home sellers do get emotional and they do want the net out of the home.

 So here is the strategy that may help you sell faster:

  •  Price it correctly
  •  Stage you home & de clutter: This will help buyers visualize the home according to their style.
  • Visit your competition: This will help you understand where you should price yourself
  • Get pre-home inspection: Make any repairs needed.
  • Curl appeal: While spring market is around the corner get your home ready for outdoor and indoor living space
  • And lastly every 2 weeks evaluate the market. How many showings you got. Remember if buyers don't see your home they are not going to purchase.

Don't be a seller who says “Let’s go back to the buyer who brought the offer on the 2nd day and tell them we wish we can have the offer back"

Take the time now to think about how you will respond, if and when the offer comes in. Don't be offended by low ball offer. Its Real Estate everything is negotiable.
