Seller what is your new strategy since Tax Credit has expired to sell your home?
After
writing my two blogs about the
Fairfax
Real Estate Market report and
Loudoun
Real Estate Market report , I wondered what the new ride will be in
the market place since the tax credit has expired. Last quarter most of
my listings in the market place used $8000 first time buyer credit or
$6500 for repeated buyer credit opportunity to get the homes under
contract within a short period.
Now the credit has expired and I
have bunch of new listings coming up, I am back to my black board with
new strategies that will help my seller leverage their home sale within a
reasonable time line. I am sharing five of my marketing strategy
secrets to get the home SOLD!!!
Pricing:
Even though we are not out of the woods of foreclosure and short sale
market in the region, pricing will be a key criteria to attract the
buyers in the market place. I do comps regularly for my seller so they
know what's on and off the market. Open communication between the agent
& the seller will help to reach the ultimate goal of selling the
home.
Web Marketing: I
am a firm believer we need to market where buyers are looking and in
the
Northern
Virginia area we do have internet savvy buyers. They look online
before they even talk to a Realtor. My listings as always get the unique
exposure in the market place. Just placing the sign on the front yard
& posting on craigslist is not going to work.
Open House: My sellers are walking
testimonial on number of many times I have sold my listing at a open
house. The buyer's Realtors where busy so the buyers decided to drive
around and stopped by my open house. Open house goes with my online
marketing to get the buyer through the door on the Sunday.
Feedback: Seller's if you want to
sell your home, you need to open your ears to the critics who are
comparing your home to other homes in the market. I love feedback both
from the buyers & buyer's agents. I positively think they are
another set of eyes that will help you sell your home, so get the
feedback and learn what you can do about making your home more
attractive.
Staging: I
am not a professional stagger but I do preview and show lot of homes in
a week to know what style and decor will work for you. If need I do
have recommendation for professional stagger. Start with basics
de-clutter your home, don't over power with the smell of fragrances,
caulk the toilets & tub, vacuum the carpet, leave room for a person
to walk into a walk in closet and many more minor details but it will
make the buyer feel them self living in your home.
