Norther Virginia Home Sellers Tip-Sellers Don't Strip Your Home......
Had a very interesting listing appointment ..Seller was very motivated to unload his home and move on with his life...he was willing to price it right, negotiate and move forward. I thought hmmm....too good to be true. Well the first part was true since they were relocating due to his job. The job opportunity was something he had been waiting for a while.

The second of the conversation went...I want to sell my home has $545000 however I don't want to convey:

1. Refrigerator:
Me: It is from 1996 you can buy new ones for fairly good price why go thru hassle of moving this old one?
Seller: You don't find these good quality ones...I want to keep it. Buyers can purchase it if they want to buy from us.
 
2. All speakers (about 20) through out the home...
Me: You are going to patch all the homes after removing?
Seller: Well not sure if we will have time to patch all the holes but the buyers will have wire to mount their own.
Me: But buyers may not have time or money to buy so many speakers?
Seller: Oh...they can figure out.

3. Washer and Dryers:
Seller: We just bought..if buyers want it we will sell to them.
Me: No reaction...just wondering what else is on their not to convey list.

4. Media system:
Seller: We won't give away media equipment (receiver, DVD players...and other stuff)
Me: They are so cheap why pay out of the pocket to buy your old system?
Seller: Though it is old I want to sell it to the buyers rather than sell it with my house price.
further he adds... I will talk to them on the side..let's not worry about that.

5. Flat screen wall mounts:
Me: Mounts are fairly in expensive now. These do leave big holes and as you mentioned you don't have time why don't you leave it alone.
Seller: Everyone has flat screen TV they can place their own wall mount.

6. Light fixtures we will replace with builder grade fixtures we have...
Me: Are they from '96..when you bought your home?
Seller: Yes! We kept them in store in our basement. They are in good condition.

There are couple more things they added to their list......It left with my head spinning...only wondering how the house will look once they strip it and how the buyers will react.
