Northern Virginia Home Seller Tip- Stage your Land !
We all hear about staging inside the home to create an ambiance
that will make buyer feel right at home. However when you have a home
that is backing to woods especially in Northern Virginia where land is
getting more and more expensive and privacy is harder to find.
Here is what you can do:
Large parcel- Buy contractors flags at home improvement store and placed it to where your property ends. This way the
potential buyers does not have to guess how far is your property and
can instantly imaging other potential uses of the backyard space. If
your backyard is wooded...tie bright yellow color flags to the tree.
Tree House-
I showed a home that had a cute little tree house that would be perfect
for my clients adorable 2 kids...however due to winter weather it was
tough to get out there. Listing had just mentioned about having the tree
house but no pictures!! Home owners if you plan to sell take pictures
during summer or its peak best beautiful view. Share it with your
listing agent. Even if you don't plan to sell it take some and keep it
you never know when it will come handy.
Swimming Pool-
Similar to my tree house, take pictures of your pool. Once it is under
cover it is tough to know what is underneath. Apart from that lot
of people are concern about the maintenance. Create a flyer of the
schedule maintenance and things a newbie pool owner would like to know
about your pool.
Have Septic-
There are always lot of questions about what type of septic system is
installed in the home. It would be nice if you can show where the tank
is located and details about the system in a flier for potential buyers.
Create Mood- If
you are in the market in fall, add a small fire pit create an ambiance
for cool and beautiful fall night. In summer and spring add some punch
of vibrant colors.
