Northern Virginia Home Buyer Guide"My Realtor Recommended Unethical Home Inspector..."
Here is a scenario:
Buyer got the home under contract, ask Realtor for Home inspector
recommendation. Home inspection was done. Nothing major found. Buyer
closed on home...sounds simple and clean deal! Correct?Here is the twist on t he above story:
Over the holidays I got a call from this home owner I could feel that
she was stressed out or terrified....She found me online and wanted my
opinion about a situation. The home they bought couple months back, had a
beautiful updated bath with fancy vanity, beautiful soaking tub and
glass tiled shower stall. Day after Christmas they heard a loud noise,
it was their shower stall, the base of the shower stall was hanging in
the garage. Fortunately no one was hurt. Due to holidays she could not
find any contractors to come out and work on the issue. Her call
to me was to get my opinion on if they have a right to sue their
Realtor since he had recommend the home inspector who did not do his due
diligence in finding the errors that lead to this incident. My response was to hire
an Attorney to find out the over all what happen. She did mention the
Realtor was both listing agent and buyer agent ( another reason to have
your own representation). The home inspector was a friend of the
Realtor. Her sense was since the Realtor was getting both the side deal,
the home inspector did not give them honest inspection. And the seller
was also involved since it had not completed the bath renovation as per
the code.Well I was no help to them but situation like these a good reminder(lesson learned )
First step buyers walking around with out representation to hire some one to represent and work for you! Secondly, just like you
took referral for your choice of contractor or your Realtor ask your
friends and family for recommendation. As a Realtor I do have
recommendation for a home inspector I personally think he is very
professional. But it is up to my buyers to interview him and hire him.
In our eworld bad word goes out faster than good words...so take time to
research every person you hire. Last but not least I always
want my buyers (all of them on contract) to be present for all
inspections. Bring along with you, your friends and family plus your own
camera or video recorder. It will be a big help in situation like
above.
